Job Title: Luxury Construction Project Manager

Scheduled Days/Hours: Monday-Friday, Business Hours

Reports To: Remodeling Director

Salary: Based on experience

General Summary:


Manage the administrative aspects of one or more projects on a day-to-day basis, utilizing an online project management system, documenting communications, and coordinating all project details between the client, architect/designer, and Trade Partners. Oversee one or more project sites throughout the week, maintaining quality and standards of work, answering questions, and directing project tasks. Ensure completion of all tasks, establish a relationship with the client as the post-job warranty specialist, addressing warranty work orders as they arise.


Responsibilities:

  • Resolve client project concerns in a timely manner
  • Collect information for the client warranty binder (e.g., warranty documents w/specs and product information, paint colors, etc.)
  • Ensure Clear Communication and Collaboration with All Parties
  • Attend and actively participate in meetings as identified in the CROSS production process
  • Communicate the progress of project tasks and inspections for the overall project status (e.g., daily logs, phone calls, text messages) in weekly meetings
  • Prepare and discuss change orders with clients to secure approval
  • Ensure communication with all relevant parties is consistent and effective to ensure clarity of decisions made during original work that may influence the quick resolution of warranty work
  • Maintain Project Schedule and Documentation
  • Create and maintain a project schedule daily, weekly and monthly; designed to complete the project on time and on budget
  • Identify, discuss, and resolve potential project schedule conflicts
  • Schedule applicable inspections with municipalities and/or engineers
  • Review, monitor, and approve shop drawings, plans, specifications, and submittals (e.g., cabinet drawings, countertop templates, etc.)
  • Review selection materials quotes for accuracy, place orders, and quality-check upon delivery
  • Review project costs for accuracy
  • Ensure up-to-date documentation of project decisions and upload relevant pictures and files
  • Keep a list of project concerns and make certain that the appropriate Trade Partner and/or CROSS employee has the necessary information/documentation to resolve each concern in a timely manner
  • Review and code Vendor invoices and receipts in a timely manner
  • Prepare project progress draws and review all client invoices and related documents before submitting to the Remodeling Director to review
  • Maintain Worksite Priorities to Accomplish Project Schedule and Budget
  • Verify or produce take-off numbers with the estimate, then process and order construction materials
  • Inspect all selection installations (e.g., appliances, cabinetry, countertops, tile, etc.)
  • Organize progress of in-house field staff by creating checklists within project tasks and coordinate Trade Partners across multiple projects, providing on-site project direction and monitoring work quality against CROSS standards and expectations
  • Review labor hours daily and correct for accuracy
  • Remind Trade Partners ahead of time to confirm the project schedule and discuss their scope of work
  • Review each Trade Partners work (on-site with a representative) upon completion to ensure conformance with their contract or scope of work
  • Ensure the protection and cleanliness of the clients property and work site, and monitor CROSS/Trade Partner equipment for safety
  • Source materials for projects and ensure project schedule includes logistical needs as they arise
  • Ensure all returnable materials/supplies are returned in a timely manner in order to receive maximum refunds
  • Manage material organization and utilization on the project site; be aware of inventory and ensure unused items are stored such that they may be returned (to shop or store) without damage
  • Oversee onsite cabinet fabrication or receive cabinets and coordinate with the cabinet maker to address any issues identified
  • Attend inspections; verify and maintain project compliance with local and national codes

Qualifications:

  • A bachelor's degree in Construction Management, Civil Engineering, or a related field is preferred
  • Proven experience as a Construction Project Manager in the high-end residential construction industry
  • Strong knowledge of construction processes, building codes, and regulations
  • Excellent leadership and negotiation skills
  • Proficient in project management software and Microsoft Office suite
  • PMP or other relevant certifications are a plus
  • Excellent communication and interpersonal skills to effectively interact with clients, architects, and trade partners
  • Strong organizational abilities and attention to detail to maintain project documentation and schedules
  • Ability to ensure work quality and conformance with contractual agreements
